LMS has been established since 2007 providing good quality rental properties around the Winsford and surrounding Mid-Cheshire areas.
We are members of The Property Ombudsman, and have Client Money Protection in place, providing assurance that as a Tenant or Landlord that you will receive a high standard of service and that your money is protected.
Agents are now required by law to disclose all charges and to ensure you are fully informed of any fees. Below are our standard fees currently applicable to tenants:
£150 (£125 + VAT) - Application fee, referencing fee, set up fee and contribution to the tenancy agreement for each adult applicant
£300 (£250 + VAT) - company tenancy application
£75 (£62.50 + VAT) - each guarantor
Prior to moving in you need to pay:
First rent payment
Tenancy deposit - Usually equal to one month’s rent but if a larger deposit is required you will be notified. If you have pets, you will usually be asked to pay an additional £100 towards the total deposit, which will be used to contribute towards a carpet clean at the end of the tenancy.
During your tenancy:
For late rents, LMS are permitted to charge a Late Payment Penalty of £20/day for a maximum of 5 days in any rent period. When levied this charge is paid by LMS to the landlord, and does not profit LMS.
If rent is not received following initial telephone calls or texts, you may be liable to a charge of £20 per letter sent to you.
Should your tenancy be renewed you will be required to contribute up to £50 (£41.67 + vat) towards the renewal administration charges.
Amendments of the agreement (such as name changes) during a tenancy are chargeable at £30 (£25 + vat).
